About Boothill

A quiet neighborhood in the high country

Boothill is a small community of 21 lots nestled around BLM and U.S. Forest Service land, 2.5 miles south of Salida. Lot sizes average 2.5 acres, heavily treed in pinon pine, with abundant wildlife — and neighbors who work to keep it that way.

This site is the reference point for owners and prospective owners: covenants, bylaws, the Architectural Control Committee, and how the Association runs day to day.

Roads are dirt and engineered for a 15 MPH limit. Please hold the line yourself and pass it along to contractors — it's how we keep the roads intact.

HOA Information

    Architectural Control (ACC)

      Approval from the ACC is required before any new construction or exterior modification begins. The Chaffee County Building Department will not issue a permit until ACC approval is documented on your plans.

          Living with the land

          Wildfire mitigation on Methodist Mountain

          Following the 2019 Decker Fire, which impacted our community, a wildfire protection plan was developed with recommendations for mitigation on Methodist Mountain.

          On February 4, 2020, Chaffee County Commissioners — alongside the Colorado State Forest Service, Buena Vista Fire, Salida Fire, South Arkansas Fire Protection District, and Chaffee County Fire Protection District — adopted the Chaffee County Community Wildfire Protection Plan (CWPP).

          The roads in Boothill were engineered for a 15 MPH limit. Please help maintain our dirt roads by holding the speed limit, and pass the word to contractors and guests.

          10-year plan, mapped by risk

          The CWPP protects what residents value most: firefighter and human lives, drinking water, essential infrastructure, homes, wildlife habitat, and the recreation assets that support the local economy. Using computer modeling developed by Colorado State University, the plan maps risk levels and prioritizes where to treat forest for the greatest cost efficiency.

          Chaffee County's 10-year goal: treat up to 30,000 acres by 2030 — roughly double the historical rate — cutting community risk by nearly half.

          2024 Dues

          Assessments

          Fees are payable by June 1, 2024. General HOA fees cover road maintenance, liability and officer's insurance, property taxes on HOA open space and roads, snowplowing, and tax preparation.

          A one-time assessment of $750/lot was approved at the 2020 annual meeting, placed in reserve for road maintenance. Failure to pay HOA fees results in accrued interest, collection fees, and liens as allowable under the Covenants.

          The Board is elected by the community to oversee the Association's operations and finances, and to maintain compliance with the covenants and bylaws.
